What We Do
LAND ACQUISITION
Arkadian Fund has a proven record in identifying prime property location for commercial and/or mixed-use development. Our strong relationship with cities and our in-depth understanding of the entitlement process allows us to begin precise planning of prospective land parcels even before actual acquisition. Oftentimes, these properties are controlled by cities or counties as part of economic redevelopment or revitalization programs. Such characteristics improve the value and reduce much of the speculative risk since the direction for usage is already established and local government are already committed to and are supportive of the project.

Backed by an administrative management team with over 30 years of industry experience, the firm targets high-growth markets characterized by strong economic indicators and long-term value potential. Arkadian Fund, LLC, a California limited liability company, plans to deploy its initial round of funding toward Project 1 to acquire Delano Marketplace, a 163,000-square-foot retail center. This acquisition includes the existing buildings and provides capital for tenant improvements to attract and finalize leases with a variety of new tenants. The fund’s second round of funding will be deployed toward Project 2, which involves the development of The Gateway at Brawley, a 408-unit apartment complex, adding a total of 412,000 square feet of multi-family building area.
DEVELOPMENT & LEASING
The actual execution of the project involves management of architecture, engineering, financing, and construction. Overseeing these steps is the primary function of the preferred developer, YK America, while our brokerage partner, Castleton Real Estate & Development begins preleasing negotiations by first identifying the major anchors. Commitments from major retailers such as Wal-Mart, Target, Lowe’s, Costco, and other tenants increase the value of the property and its marketability. This leverage allows the leasing department to set premium lease rates in the market, which is the key to the income generating ability of the property and maximizes the development’s value.
VALUE-ADDED IMPROVEMENT
Upon acquisition of the properties, developer proceeds with the development process to improve land and build income generating elements on the property. Improvement includes entitlement of the actual land parcel, on/off site work, and construction of the buildings for operation. Upon completion and operation to stabilization, the portfolio properties are projected to be valued at $584 Million.

The development of Delano Marketplace began in 2008 and continued through 2022. The 156,714-square-foot retail center has a consistent history of strong performance, maintaining above 90% occupancy rate.
Delano Marketplace is a 47-acre master-planned retail development anchored by Walmart, strategically located at 500–730 Woollomes Avenue in Delano, California, directly adjacent to State Highway 99, one of the busiest north–south corridors in the state. This prime location provides exceptional freeway visibility and seamless connectivity to both Southern and Northern California, positioning the project as a central hub for retail, dining, office, and hospitality within Kern County.
As the largest retail center in Delano, the project is anchored by high-traffic national retailers, led by Walmart, which generate consistent customer flow and reinforce the site’s strong regional pull. The city of Delano—Kern County’s second-largest city and part of one of the fastest-growing Metropolitan Statistical Areas (MSAs) in the United States—adds further depth to the marketplace’s trade area.
Located just 30 miles north of Bakersfield, Delano serves as a strategic industrial and commercial hub, positioned between major population centers such as Los Angeles, Fresno, Bakersfield, and San Francisco. This advantageous placement enhances both the long-term visibility and enduring value of Delano Marketplace, ensuring its continued role as a dominant commercial destination in the Central Valley.

Imperial County is home to approximately 180,000 residents which live and work within its seven cities (Brawley, Calexico, Calipatria, El Centro, Holtville, Imperial and Westmorland) and eight unincorporated communities (Bombay Beach, Heber, Niland, Ocotillo, Palo Verde, Salton City, Seeley and Winterhaven). Brawley (formerly Braly)[4] is a city in Imperial County, California, United States within the Imperial Valley.
The population was 26,416 at the 2020 up from 22,052 in 2000. Year-round agriculture is an important economic activity in Brawley. The town has a significant cattle and feed industry, and hosts the annual Cattle Call Rodeo. Summer daytime temperatures often exceed 105 °F (41 °C).
